@Colin Allen is right. Mayhem would be a right ball ache to get to on foot, Google maps says it's 1 hour 10 minutes walk from the site to Theydon Bois station and Debden is even further at 1 hour 30 minutes.

The way I see it it's like comparing a Range Rover to a Toyota Hilux. The RR may be more expensive and look fancier, but it will break down quicker and be expensive to fix. The Hilux on the other hand will just keep going.
