Can you afford to live with her living there not paying rent? If you begin eviction then ultimately it could be a long drawn out affair where she stays in residence and fights/delays the inevitable. Legally you just can't sling her out. During that time you can guarantee you won't be getting any money.

Give her the chance, you need X amount (total she owes) by Y date AND then going forwards you want the money paid on time or she's out and if she doesn't comply then brace yourself for a roller coaster ride. It's not your concern when or how she or her family get paid. You need THIS much by THIS date each month.

If said BF is also staying with you then you can almost guarantee he will stop paying as well so it'll be double the loss for you.

It sounds like you've been too flexible initially which is likely because you're a decent human and not a "landlord" by trade but most people will take the wee if they can as most feel over entitled these days.

Feel bad for your situation but try to keep your own morale up, follow a few positive people on social media and don't get pulled down by anyone or any situation people are putting you in.

Sounds like she's lining you up for the "perhaps there's another way I can pay you..." ? I've seen some documentaries on this situation.

@hitmanNo2 On the face of it I imagine @Skara would be getting a rough deal there. Market value of said services would be far below what he likely charges in rent. Unless of course room mate is Scarlett Johansson.

I don't know anything about renting etc but I would talk to citizens advice...

They may be biased towards the renter rather than landlord but at least you can get some information that may protect you from being accused of any wrong doing later.

I don't live there anymore, as I've found a new job and moved back to my parents.

The rent money will go straight to my parents bank account, as I now will have a somewhat stable income unlike my father (he's had a pretty rough time lately, got fired 3 years ago and now he's doing small jobs here and there so he can get to his well fucking deserved pension).

Finding new roomies isn't an issue, the place is in Pisa. We have the best Italian University there and we have people from all over the world that study there. If those 2 leave I already have 20 possible new renters to choose 4 from :)

I did fuck up though, I've been too flexible as @Steveocee said. I'm always trying to put myself in the other person's shoes and this time it bit me in the butt. Her mom came crying to me that her husband wasn't getting paid regularly, should've told her to fuck off, she's lucky her husband is still working (and earning a few monies as well due to his job) because my mom has a shit pension and my dad doesn't have a job anymore!

I'll give her a new deadline, pay both November AND December (+ €100+ bills ofc) within the 9th or get the fuck out.

By the way @EDcase, I did my research and I have all the rights to proceed with legal action against them, should the need arise, and 99.99% chance to win the cause. The only option for them to stay (and keep paying late) would be for her to get pregnant and give birth while she's still under contract.

But. Her dad doesn't know she's living with her boyfriend and if he finds out, she's dead, literally. People from southern Italy can be compared to radical Islamists when it comes to treating women.

Also, she ain't no Scarlett Johannson, otherwise I wouldn't have moved :P  and no, I wouldn't touch her with a barge pole. She's ok but no thanks.

It wouldn't surprise me if someone banged her tho, his BF has the same personality of a dead Amoeba. He's just an annoying stingy little fuck when it comes to paying bills and begging for cigarettes.

A hard lesson to learn but you can't be a friend and a landlord. Sometimes it may work out in short stints but long term it never does.

Kick them out ASAP, less lost money and replace with decent reputable tenants.

***University means students which means young and irresponsible, you will likely have this happen a LOT if you rent to students. Go for professional working couples.

Honestly, sometimes you have to be the bad guy, even if it means her parents will roast her for dinner. You can't keep letting them fuck you over. When it comes to business and money, you have to be cold and brutal.

Rented my place a few years back to 3 girls straight out of teacher training college.  3 young 20-something middle class teachers, what could possibly go wrong!  Worst renters ever..flushing shit down toilets, dirty, messy, banging nails straight into the walls, phoning me up when a lightbulb went..... Never again.
